Way back in 1969 at the age of 19 we were introduced to this property and the decision was made to make our first investment, with our long term plans to build a cottage on the lot some day. The Land was being offered by a local resident and farm owner that had successfully subdivided his land holdings on and around Lake Eugenia. The majority of the homes and cottages that can be found in this area of the lake today, having originated when their owners also purchased land from the Flewelling Family in the late 60's and early 70's.
In the following year members of our family constructed a bush shack or in today's terminology a Tiny House that was used for a number of seasons before everyone's lives moved on and The Land fell into a long period of hibernation. Our initial dream to build a cottage here just never materialized, as we went in a different direction, but through the decades we maintained ownership, paid our Municipal Taxes and check in on the property from time to time. Unlike us, many of the other original lot owners in the Flewelling Subdivision Lands acted upon their dreams and constructed cottages and homes on their lots, and now some 50+ years later there remain very few undeveloped properties nearby to Lake Eugenia.
The Grey Highlands is a community in transition having experienced some significant growth over the past few decades, with much more responsible growth to come. The area has for sometime now been in the midst of a rediscovery by residents of the large and growing population centers to it's south with some of the premier lakeside properties now soaring well into the millions of dollars. Given the larger community's changing recreational needs and their refocus on the natural world, the surprisingly untouched Grey Highlands is quickly being recognized as a nearby bastion of nature, that provides easy access to an adventurous lifestyle.
It is our belief that this refreshed desire to reconnect with the natural world and the close by proximity of the Grey Highlands near guarantees continued strong interest and the potential for future value appreciation for land holdings in the area.
In the last few years property and home prices in the Grey Highland have quickly eclipsed past values, as has been the case in many areas within range of the major Southern Ontario population centres,. That said, unlike most regions, the Grey Highlands can still offer affordable alternatives for those seeking land upon which to fulfill their family's dreams.
Like so many, the Covid Travel Restrictions of 2020/21 got us thinking once again about building that dream home on our little piece of the Highlands. We sought out clearances from the local Municipality and Conservation Authority, and now armed with the approvals in place and the okay to submit formal building plans, at 70 years of age we have come to the realization that we may have waited just a few years too long. Hence the decision to offer The Land for sale.
